General Terms and Conditions
1. Execution of the Terms
The general booking terms and conditions, detailed below, form an integral part of the contract between the guest and Knokke Dreams, with VAT/company number BE1018.619. Therefore, by signing the contract, all terms and conditions are deemed accepted, regardless of whether the reservation was made via the Knokke Dreams website, by email (info@knokkedreams.be), or by phone (+32 465 08 29 97).
2. Modifications
Changes and exceptions to these general rental terms are only valid if agreed upon in writing between Knokke Dreams and the guest. If the modifications result in an increase or decrease in costs, both parties must agree in writing to the revised rental price.
3. Age Requirement
The holiday home may only be rented by individuals aged 25 or older. By making a reservation, the main tenant confirms they are at least 25 years old. Knokke Dreams reserves the right to request a valid ID upon arrival to verify age. If this condition is not met, access to the accommodation may be denied without the right to a refund.
4. Prices, Minimum Stay
Prices vary depending on the season and are indicated for each property for daily, weekly, or monthly rentals.
During the high season (July and August), a minimum stay of seven nights applies. In other periods, we require a minimum stay of four nights.
- In July and August, check-in and check-out days must be from Saturday to Saturday.
- Throughout the rest of the year, check-in and check-out days are flexible.
5. Payment Terms
Reservations can be made via the website www.knokkedreams.be, by calling +32 465 08 29 97, or by email at info@knokkedreams.be.
The first deposit amounts to 50% of the rental price and must be paid within three working days after booking. The second payment, consisting of the remaining 50% of the rental price plus the security deposit, must be paid no later than 3 weeks before the arrival date.
Payments can be made by bank transfer to the IBAN account number: BE31 7310 6415 4155.
If these payment deadlines are not met, Knokke Dreams reserves the right to cancel the reservation.
6. Security Deposit
When renting the property, a security deposit is required as a guarantee for the proper use of furniture, equipment, and access to the property. This amount must be paid prior to arrival according to the general payment conditions and will be refunded within 21 calendar days after the guest's stay, provided no damage has been caused and nothing is missing.
If the damage and/or loss to the property exceed the paid deposit amount, the guest must pay the difference directly to Knokke Dreams. Any breaches, losses, and/or damages must be reported immediately to Knokke Dreams and will be charged accordingly.
7. Cancellation Policy
If the guest cancels the reservation, the following cancellation fees will be charged by Knokke Dreams. All cancellations must be submitted via email to info@knokkedreams.be.
- Cancellation up to 21 days before arrival date: the deposit
- Cancellation from 7 days before arrival date: 90% of the total rental price
- Cancellation up to 7 days before arrival date: 100% of the total rental price
- Cancellation of last-minute bookings: 100% of the total rental price
- No-show: 100% of the total rental price
8. Check-in / Check-out
Check-in time is between 5:00 PM and 8:00 PM, unless otherwise agreed upon by both parties. In such cases, the guest must inform Knokke Dreams to arrange key handover.
On the day of departure, guests must vacate the accommodation before 10:00 AM.
Upon departure, the guest must leave the property in an acceptable, tidy, and clean condition. Furniture, equipment, or appliances such as chairs, hammocks, umbrellas, etc., must be returned to their original positions (as on the day of arrival).
If the guest leaves the property with unwashed dishes or cookware, or with waste not disposed of in the proper containers, costs will be deducted from the security deposit.
9 . Insurance
The rental price does not include insurance.
10. Liability for Damages
Neither Knokke Dreams nor the property owner is responsible for any damage or injury (injury, illness, death, property damage, or theft) suffered by the guest or their companions during their stay. By making a reservation, the guest agrees to take responsibility for their own personal safety, the safety of their belongings and companions, and releases Knokke Dreams and the property owner from any liability.
11. Guest Responsibility
The guest who books the accommodation for other occupants (as well as for themselves) is jointly and severally responsible for the full rental amount and for any damage caused by their actions or the actions of other occupants during the stay.
The reservation is only valid for the number of people specified in the contract. It is not permitted to occupy the property with more people than stated in the contract; doing so may lead to the termination of the rental agreement and loss of the security deposit.
If the guest intends to accommodate more people than allowed, a written request must be submitted to Knokke Dreams in advance. Knokke Dreams reserves the right to refuse this request or to charge an additional fee.
The guest agrees to use the property in accordance with the applicable general rules.
The guest must respect neighborhood norms and the house rules of the building, as well as any municipal regulations in effect at the location.
Hosting events or parties in any of the accommodations managed by Knokke Dreams is strictly prohibited.
Playing music or making noise that can be heard outside the rented property is not allowed. In case of negligence or inappropriate behavior, Knokke Dreams reserves the right to terminate the rental agreement immediately and without prior notice, which may result in the total loss of both the rental amount and the security deposit.
12. Disturbance
In the event of serious disturbances during the rental period — such as noise nuisance, property damage, or disruption of public peace — Knokke Dreams may terminate the rental agreement immediately without any refund.
Additional charges may also apply for damage, cleaning, or other disruptions caused by the nuisance. In cases of ongoing or severe disturbances, Knokke Dreams may involve the police, and the tenant will be held responsible for any fines or costs resulting from police intervention.
13. Modification or Cancellation
Knokke Dreams reserves the right to replace the reserved accommodation with another of similar characteristics in the event of a serious unforeseen circumstance that prevents the guest from staying in the originally booked property.
If replacement is not possible, or if the proposed property is unsuitable, Knokke Dreams will offer the guest either a change of dates or a cancellation with a full refund of the amount paid.
14. Incidents
If the guest becomes aware of an incident or damage upon entering the accommodation, they must notify Knokke Dreams within the first 24 hours of their stay in order to resolve the issue as quickly as possible and minimize inconvenience. After the first 24 hours, the guest forfeits the right to claim any damage discovered prior to their arrival. This rule helps prevent the guest from being held responsible for breakage or damage caused by previous occupants and not identified during the pre-arrival inspection by our team.
It is important for the guest to understand and accept that incidents can occur at any time during the stay and are sometimes unpredictable (e.g., issues with septic tanks, boilers, broken faucets, electrical failures, etc.) and occasionally beyond our control (e.g., power outages, roadworks, nearby construction, noise from neighbors or animals, insects, etc.).
Knokke Dreams will always do its best to resolve any incidents during your stay or minimize their impact. However, by making a reservation, the guest acknowledges that Knokke Dreams and the property owners are only responsible for issues within their control and jurisdiction. The guest also understands that certain incidents, particularly during peak season, may take longer to resolve due to limited availability of specialized service providers whose response times cannot be guaranteed.
If an incident is not satisfactorily resolved within 48 hours, the guest may submit a written complaint to info@knokkedreams.be. Such a complaint must be submitted before the end of the stay. Once the guest has left the accommodation, any claim becomes void and the guest forfeits all rights to compensation.
If the guest moves to another Knokke Dreams accommodation or leaves the rented property before the agreed departure date without notifying Knokke Dreams, they also lose any right to refunds.
15. Cleaning Fees
End-of-stay cleaning fees are included in the reservation price. Cleaning during the stay is only included if explicitly stated in the contract.
16. Bed Linen and Towels
Bed linen and towels are not included in the rental price.
17. Keys
In general, the guest receives 2 complete sets of keys for the accommodation. If the keys are not returned or are lost, an additional fee of €60 will be charged to cover damages or inconvenience caused to the company and possibly the next guests. This amount will be deducted from the security deposit.
18. Additional Facilities
In many cases, we can provide an extra bed, baby crib, travel cot, high chair, etc., if requested at the time of booking.
19. Pets
Pets are only allowed with prior consultation and express written permission from the landlord. If permission is not granted, bringing pets is not allowed. If unauthorized pets are detected, the landlord reserves the right to deny access to the accommodation or to immediately terminate the rental agreement, possibly with additional charges for cleaning or damages.
20. Construction Work
The houses are usually private properties owned by various individuals and are often located in large residential areas. These properties are not part of tourist complexes, and unexpected roadwork or renovations may occur nearby. Such works are typically carried out by owners, contractors, or public authorities with whom we have no affiliation.
Knokke Dreams has no control over these situations and therefore cannot accept any responsibility for disturbances caused by such works not commissioned by them.
22. Water, Electricity, and Internet
Power outages, water disruptions, and internet issues may occur due to actions taken by municipal or regional authorities for various reasons. In such cases, service distribution may be limited or temporarily interrupted. Knokke Dreams cannot be held liable for any inconvenience or damage caused by such interruptions.
22. Jurisdiction and Applicable Law
If an issue is not addressed in the above conditions, Belgian law applies to all legal relationships involving Knokke Dreams. Any disputes will be exclusively settled by the courts of the district of Bruges.
